Ten Stages of the GIPF Process

  1. Free Initial Consultation by phone or in person with either Petros or Julia asking detailed questions about the desired property, its facilities and area.

  2. Email Confirmation of full criteria and the process of enrolling with GIPF.

  3. Property Search by GIPF researching all properties both on the market and awaiting sale from our extensive local contacts. We draw up an initial list of properties suitable for your needs.

  4. We visit, view and video, photograph and comment (an honest list of pros and cons) on each one of the properties.

  5. Email the initial list to you for your reactions and discuss the options with you to help refine the choice and keep on looking.

  6. We take you to view the short list (or revisit ourselves with more specific queries). This may be the only time you spend on the house choosing process.

  7. Following the decision we negotiate the best purchase price by using our local knowledge and Greek negotiating skills.

  8. We liaise with the estate agent or private seller, lawyers, surveyors, mortgage agents, Greek tax office, Greek land registry and others to guide the process through.

  9. Regularly communicate with you to inform you of the progress and advice on time spans.

  10. Following your payment of deposit and collection of our success fee (minus the original search fee) we are happy to suggest a range of professional trades, builders, decorators, garden designers and interior designers for any work that you may wish to carry out in your new Greek home.

How Much?

Our search fee is equal to the cost of visiting Mykonos for a long weekend!

Search Fee.

There is an initial search fee of   750 Euros (plus tax). This guarantees we will search for your ideal property for a period of six months from an agreed date.

Success Fee.

Our success fee is 1.5% (plus tax) of the purchase price, from which the initial search fee is deducted. We save our clients thousands of Euros by our ability to negotiate in Greek the best price for their chosen property.

Project Management of renovations or modernisations:

  • 5% of building costs.
  • Interior Décor: By Quotation.

When you consider both the purchase price saving and your time not spent dealing with the legalities you will find we save you much more than our commission.
